Loft Combination
Goal:
When a young couple in an old manufacturing building was offered their downstairs neighbor’s loft, they jumped at the option to expand their two-level space into three.
Process:
The existing loft consisted of a combined living and dining area as well as two bedrooms. With the addition of the expanded area downstairs the clients elected to create an expansive kitchen upstairs and relocate the bedrooms to the floor below. The couple had access to the roof, so a new three level open riser stair was conceived as a design feature. To reinforce the existing wood structure, steel beams were added. Bathrooms were completely redone. The mechanical and electrical systems were entirely overhauled. Due to inadequate floor insulation, acoustic controls were implemented to prevent sound transfer between spaces. KATZ, in association with John Saunders Architect provided complete architectural services including design, filing, project management, consultant and construction phase coordination.
Result:
The clients are very happy. With dark wood floors and trim, the lower floor is cozy while reflective surfaces and a more open plan make the kitchen and dining room feel bright and airy. The upper roof deck, with custom bar and fabulous river views, is a great place to relax or party.
Moral:
Always pursue lofty goals.
